Measurement basics

How do I calculate square footage of a room?

Multiply the length by the width if the room is rectangular. For a 12 × 14 ft room, that's 168 sq ft. For irregular rooms, break the floor plan into rectangles and add their areas.

  • ·How do I measure an L-shaped room? Split the L into two rectangles. Measure each rectangle's length and width. Calculate area for each (length × width). Add the two areas together.
  • ·Should I include closets? Generally yes for material orders (carpet, flooring) - they're attached to the room. For ANSI Z765 real estate measurement, closets attached to heated living space count.
  • ·Do I measure to the wall or the baseboard? Measure to the wall surface. Don't include the baseboard or trim - they're not part of the floor area.
  • ·What if the room isn't a perfect rectangle? Take multiple measurements. Use the longest length and longest width as your starting numbers, then adjust for any obvious irregularities.

Conversion questions

  • ·How do I convert sq ft to sq m? Divide by 10.764. So 1,000 sq ft = 92.9 sq m.
  • ·How do I convert sq ft to acres? Divide by 43,560. So 87,120 sq ft = 2 acres.
  • ·How many sq in in a sq ft? 144 (because 12 in × 12 in = 144 sq in).
  • ·How do I convert tile dimensions to sq ft? Multiply length × width in inches, then divide by 144. A 24 × 18 tile = 432 sq in ÷ 144 = 3 sq ft per tile.

Material estimation

  • ·How much waste should I add for tile? 10% for standard square tile in a straight pattern. 15% for diagonal lay or smaller mosaic tile. 20% for herringbone or hex patterns.
  • ·How much paint do I need? One gallon covers ~350 sq ft in one coat, ~175 sq ft in two coats. For walls, calculate (perimeter × ceiling height) - subtract doors and windows.
  • ·How much carpet do I need? Calculate room area + 10% waste. Most carpet is sold by the square foot now, though some commercial product still uses square yards (1 sq yd = 9 sq ft).
  • ·How many bundles of shingles? 3 bundles per 'square' (100 sq ft). Add 10% waste for hip roofs, 15% for valleys.
  • ·How many drywall sheets? Each 4×8 sheet covers 32 sq ft, each 4×12 sheet covers 48 sq ft. Add 10% for cuts.

Wall and ceiling questions

How do I calculate wall square footage?

Add up the length of all walls (the perimeter), multiply by the ceiling height. For a 12 × 14 ft room with 8 ft ceilings: perimeter = 52 ft × 8 ft = 416 sq ft of gross wall area.

Subtract doors and windows for paint or wallpaper. A standard door is ~21 sq ft (3×7), standard window ~15 sq ft (3×5). Don't subtract small obstructions like outlets - the waste factor covers those.

  • ·Do I include the ceiling? Only if you're painting or treating it. Floor area calculations don't include the ceiling.
  • ·Do I subtract for doors and windows in flooring? No - flooring goes under the door swing area. Don't subtract.
  • ·How do I measure a sloped ceiling? For interior cubic feet, average the high and low ceiling heights. For wall area, treat it as a triangle plus a rectangle.

Real estate questions

What counts as 'living square footage' for a home listing?

The ANSI Z765 standard - which most US real estate listings follow - counts only finished, heated, fully-enclosed living space measured to the exterior wall surface. Garages, screened porches, unheated attics, and unfinished basements do NOT count.

Finished basements are reported separately as 'below-grade' square footage. Combining them with main living area is generally considered misrepresentation.

  • ·Does my garage count? No. Garages are reported separately, not as living area.
  • ·Does my finished basement count? It's reported separately as below-grade square footage. Don't add it to the main living area total.
  • ·Are tax records reliable for sq ft? No. Tax records are often off by 10% or more, especially on older homes with additions. Re-measure for listings.
  • ·How do I calculate sq ft of a house with multiple floors? Measure each floor's exterior dimensions and add them together. Subtract any 'open-to-below' on the upper floor.

Property and land questions

  • ·How do I find the sq ft of my lot? Check the plat map or your county's GIS portal. Most lots are listed in both square feet and acres.
  • ·What's the difference between lot sq ft and house sq ft? Lot square footage is the total land area to the property lines. House square footage is just the heated, finished living space.
  • ·How big is an acre in sq ft? 43,560 sq ft. A quarter acre is 10,890 sq ft.
  • ·How do I measure an irregular lot? Use the county GIS portal for an exact area. For a manual estimate, break the lot into rectangles using the multi-segment calculator.

Special situations

  • ·How do I calculate sq ft for stairs? For carpet: each step has a tread (depth × width) plus a riser (height × width). Sum across all steps and add 10% waste.
  • ·How do I measure a pool? Rectangular: length × width. Round: π × radius². Oval: rectangle (length-width × width) + circle (π × (width÷2)²).
  • ·How do I calculate sq ft for a roof? Floor footprint × pitch multiplier. A 1,500 sq ft footprint with 7/12 pitch = 1,500 × 1.16 = 1,740 sq ft of roof.
  • ·How do I split rent by square footage? Divide each room's sq ft by total apartment sq ft, then multiply by total rent. The roommate with 200 sq ft of a 1,000 sq ft apartment pays 20% of rent.

Tools and apps

  • ·Can I measure square footage with my phone? Modern iPhones and Android phones with LiDAR can measure rooms accurately. Apps like Magicplan, RoomScan, and Apple Measure work well, but always cross-check critical dimensions with a tape.
  • ·What's the most accurate way to measure? A laser distance measure (like the Bosch GLM series) is faster and more accurate than a tape for room-sized measurements. Tapes are still useful for short distances and irregular surfaces.
  • ·Should I trust this calculator? The calculations on this site use standard geometric formulas verified against multiple references. As long as your input dimensions are accurate, the output is accurate to within rounding.
