Garages cluster around a handful of sizes because they are built around vehicle dimensions and standard truss spans. Knowing the usual range tells you quickly whether a listing is describing a genuinely usable two-car garage or a tight one.
The dividing line most people care about is around 400 sq ft. A 20 by 20 ft two-car garage fits two vehicles but leaves little room to open doors fully or store anything along the walls. At 24 by 24 ft — 576 sq ft — you get both cars plus a workbench and real circulation space.
Worked example — a 24 by 24 ft garage getting an epoxy floor. Area is 576 sq ft. Epoxy kits are sold by coverage, commonly 250 to 500 sq ft per kit depending on the system and how many coats, so that floor takes two kits at the lower coverage. Order the whole quantity at once: epoxy is batch-tinted like paint.
Depth matters more than width for storage. A 12 by 24 ft single garage has the same 288 sq ft as a 16 by 18, but only the deeper one leaves space in front of the vehicle for a bench or bikes.

Why a garage does not count as living area
A garage is floor area but it is not living area, and confusing the two is one of the most common square footage errors in real estate. The ANSI Z765 standard counts finished, heated, directly accessible space. A garage fails on finish and on heating, so it stays out of the total no matter how tidy it is.
That holds even when the garage is attached, drywalled and has power. Adding insulation and a heater does not automatically convert it either — most jurisdictions require a permitted conversion with proper flooring, egress and permanent heat before the space counts.
This matters when reading a listing. A house advertised at 2,400 sq ft with a 576 sq ft garage has 2,400 sq ft of living area and the garage separately, not 2,976. If a listing figure looks generous against the footprint, an included garage is a common reason.
Where the garage area does count is in site coverage. Zoning limits on how much of a lot may be built over include the garage footprint, so a large detached garage on a small lot can push a property over its coverage limit even when every setback is met.
Floor coatings and what the area buys you
Garage floors are the one surface where the square footage translates directly into a single purchase decision, because coatings are sold by coverage per kit rather than by the box.
Epoxy systems typically cover 250 to 500 sq ft per kit depending on the number of coats and whether you broadcast flake. Concrete sealers cover more, often 250 to 400 sq ft per gallon for a penetrating sealer. Interlocking floor tiles are sold by the tile, usually 1 sq ft each, so the area is the tile count plus about 5% for edge cuts.
Preparation is where garage floors are won or lost, and it scales with area rather than with the coating. Grinding or acid-etching 576 sq ft takes roughly twice as long as 288, and skipping it is the single most common reason a garage coating peels within a year.
One measurement detail specific to garages: the slab usually slopes toward the door for drainage, and many have a shallow trench drain or a step at the threshold. Neither changes the square footage meaningfully, but both affect how a self-levelling product behaves, so note them before ordering.
A garage has two square footages, and both are correct
A garage is the clearest case of a room that means two different numbers depending on who is asking, and quoting the wrong one is how listings get disputed.
For a listing, an appraisal or a tax record, a garage counts for nothing. ANSI Z765 counts finished, heated, habitable area, and a garage is none of those even when it is attached, drywalled and shares a wall with the kitchen. A 2,000 sq ft house with a 400 sq ft attached garage is a 2,000 sq ft house — not 2,400.
For anything you are buying by the square foot, the garage is simply floor. Epoxy coating, insulation, drywall, a heater sizing calculation and a flooring order all need that 400 sq ft, and leaving it out means coming up short. The same slab is excluded from one number and included in the other, and neither is wrong.
Worked example on a standard two-car garage at 20 ft × 20 ft. Floor is 400 sq ft, which is what an epoxy kit is sized against. Walls, at 8 ft and ignoring the door opening, are the perimeter 80 ft × 8 ft = 640 sq ft, which is what drywall and insulation are ordered against. The ceiling adds another 400. So one 400 sq ft garage is a 400, a 640 and a 1,040 sq ft job depending on the trade — and none of those figures belongs on the listing.

Measure inside, wall to wall
For epoxy, floor tiles or storage planning you want the usable floor, so measure between the finished walls at floor level rather than across the door opening.
Multiply length by width
A 20 by 20 ft two-car garage is 400 sq ft. Older single garages are often 12 by 20, which is 240 sq ft — noticeably tight for a modern vehicle.
Deduct nothing you will still coat
Epoxy and sealers run under shelving and behind the water heater. Only deduct a permanently fixed platform or a slab step you are not treating.
