Quick answer
Square footage changes when the building's conditioned envelope changes. An addition adds area. A demolished exterior wall removes it. Everything that happens inside an unchanged envelope mostly does not.
Removing an interior wall adds only the wall's own footprint — its finished thickness times its length. For a standard 2 by 4 partition on a 14 ft run that is 5.25 sq ft, which is under two percent of a typical room.
Finishing a basement, converting a garage or enclosing a porch may add finished area, but whether it joins the above-grade living area depends on tests for grade, heating, finish and access, not on how the space is used.
Removing a wall changes less than anyone expects
This is the most common post-remodel question and it has a disappointing answer. When an interior wall comes out, the floor gains exactly the area the wall was standing on — nothing more. The rooms either side were already being measured to their own faces, so the only new floor is the strip the wall occupied.
A standard interior partition is framed in 2 by 4 studs, which are actually 3.5 inches deep, with half-inch drywall on both sides: 4.5 inches, or 0.375 ft, of finished thickness. Over a 14 ft run that returns 5.25 sq ft. Over a 20 ft run, 7.5 sq ft. A 2 by 6 wall, at 6.5 inches finished, returns 7.58 sq ft over 14 ft.
So an open-plan conversion that transforms how a ground floor works adds around five to eight square feet to the certificate. If a listing claims a knock-through added eighty, something else changed too — or the original figure was wrong.
There is one case where removing a wall does change the number meaningfully, and it is a subtraction. If a load-bearing wall is replaced by a beam and posts, the posts stay, and a boxed-in post in the middle of a room is a genuine obstruction. It is still a rounding error against the room, but it is worth drawing on the updated plan rather than discovering it when the furniture arrives.

Additions: measure the outside, not the inside
An addition is the case where the number genuinely moves, and it is measured differently from everything you do inside. Residential floor area is taken to the outside of the finished exterior surface, so a 12 by 16 ft addition adds 192 sq ft — measured across the siding, not across the drywall.
That is why the interior of an addition always measures smaller than the figure it added. A 12 by 16 ft addition framed in 2 by 6 with siding might have an interior of about 11 by 15, or 165 sq ft. Both numbers are correct for their own purpose: 192 for the property record, 165 for ordering the flooring.
Where an addition meets the existing house, do not double-count the shared wall. Measure the new footprint from the outside face of the original exterior wall, so the wall itself stays with whichever floor area already claimed it.
A second storey added over an existing footprint follows the same rule and the same caution about the stairwell: the opening a new staircase takes is counted once, on the lower floor, so the upper floor's area excludes it. Counting it on both is one of the most common ways a two-storey figure comes out too large.
Basements, garages, attics and porches
These are the four conversions that change a house most and its headline square footage least, because all four turn on qualifying tests rather than on effort or expense.
A finished basement is reported as finished below-grade area, separately from the above-grade living area, no matter how well it is finished. That is not a slight on the work — it is how the standard keeps two houses comparable when one has a walk-out lower level and the other does not. Quote both figures rather than adding them together.
A garage conversion counts only once the space is finished, permanently heated and directly accessible from the rest of the house, and in most places that means a permitted conversion rather than a weekend of drywall. An attic conversion turns on ceiling height and access instead. An enclosed porch follows the conditioned-space test: a heated, insulated, fully enclosed sunroom can count, and a three-season room with single glazing and no permanent heat does not. The distinction is the heating and the enclosure, not whether the room is pleasant to sit in.
Where the updated number needs to go
A recalculated figure is only worth having if it reaches the records that use it, and those records do not update themselves.
The local assessor holds the figure that drives property tax, and it is generally updated from permits rather than from completion — so it can lag, and it can be wrong in either direction. An addition that was permitted but came in smaller than drawn is a case worth correcting rather than leaving.
Insurance is sized on replacement cost, which scales with area. An addition that is not reported can leave a policy under-insured by the cost of rebuilding the part nobody was told about. This is the one that costs real money and the one most often forgotten.
If you are selling, an appraiser will measure the house themselves and their figure will be the one that counts. What helps is having your own record to hand: the dated sketch, the dimensions, and which standard you measured to. Keeping a written record of a measurement, and what it excludes, is its own small discipline — and it is the difference between a discrepancy you can explain and one you cannot.
